SET-listed SC Asset Corporation Plc (SC), one of the country’s leading property developers, has put more focus on expanding the luxury home project this year because demand in this segment remains strong.

Mongkut Techolarn, the company’s chief operating officer-property development low rise, said that the company has 85 row-rise properties in total with project valued of 77 billion baht for sale this year. Of the total, 73 projects are existing properties and the remaining 12 are new, valued at 18 billion baht. Five projects are under Bangkok Blulevard, two each under Venue Portrait, Matter and Grand Bangkok Blulevard and one under Sonle Residences. The company expects sales of its row-rise residence to reach 18.8 billion baht this year, up from 16.5 billion baht last year.

The company will open pre-sales for Venue Portrait Donmuang-Changwatthana on April 19-20, 2025. The project is located on over 24 rai with 97 units, with the price range of 7.89 - 11 million baht.

Two projects will be open for pre-sales on May 24-25, including Bangkok Blulevard Borom-Sai 4, which is located on 32 rai with 95 units, with the price range of 10.9-20 million baht and Matter Ngamwongwan on over 5 rai with 44 units and price set at over 5 million baht. New design concept of Bangkok Blulevard on Rangsit road will be launched in the fourth quarter of this year.

The company will launch Sonle Residences, a sophisticated modern and tropical detached house, starting price at 200 million baht in July this year.

‘’Demand of luxury home is still strong and went well in some locations, in particular nearby international school. Under the current economic environment, we may be more conservative, select the right location and are more flexible to sell unfinished housing units in some locations facing a big supply,’’ he said.

“Grand Bangkok Boulevard’’ Suk Sawat-Rama 3

Nattagit Sirirat, the company’s senior executive vice president-marketing & innovation, said that the company launched “Grand Bangkok Boulevard’’ in Suk Sawat-Rama 3 location with project valued at 2.4 billion baht.

Located on 31 rai, the project has 46 units with space of 439-850 square metres. The unit priced is at 30-80 million baht. About 40% of total units have already sold within two weeks, worth 900 million baht.

‘’SC expands our business in Suksawat-Rama 3 location for the first time. It is the blue ocean market because the number of luxury residence projects remains low. It is not only to have many business owners in the areas, but also King College will open its international school in the near future. This reflects a strong purchasing power,’’ Mr Nattagit said.

Moreover, the project is easy to Rama 3 and is conveniently connected to Chalerm Maha Nakhon Expressway, Bhumibol Bridge (Industrial Bridge), Rama 2 Road, and next to the Purple Line, Rat Burana - Tao Poon, which is expected to open for service in the future (2027).

Mr Nattagit adds that the company has total 756 units of luxury low-rise project for sale in 5 popular locations, including Pinklao-Boromratchonnanee, Ratchaphruek, Bangna, Krungthep Kreetha and Suksawat-Rama 3.
