SET-listed Sena Development Plc will develop 12 new residential projects worth combined 13 billion baht in project value, hoping to achieve 15.5 billion baht in total sales this year.

Prof. Dr. Kessara Thanyalakpark, the company’s managing director, said that though the overall real estate market this year remains to face challenges, including high household debt, strict lending by financial institutions, rising interest rates, and overall economy with sluggish growth that needs more time for recovery, the company will move ahead for sustainable growth with 12 new residential projects, costing combined 13 billion baht in project value. Under its plan, affordable price market is under its focus, in which Sena is the market leader in the segment, claiming to have a market share of 20%, or more than 20,000 units.

Of the total new development, 11 projects are condominium and the remaining belongs to housing project. The company expects to achieve its total sales of 15.5 billion baht and units to be transferred of 10 billion baht in 2025.

In the first nine months of 2024, the company had pre-sales of 12.5 billion baht, especially LivNex with sales of 1.9 billion baht from 976 units. It also had a backlog of 6.51 billion baht in the third quarter of last year, driving its continuous growth of its profit. This reflects the company’s potential to operate business sustainably.

It will move forward to the next level of the sustainable living leader via "Refined Focus" strategies, with four pillars under its operation. The company will strengthen its leadership in affordable market, with the launch of new affordable projects to cash in on demand.

Currently, Sena has total affordable housing and condominium of 12,600 units, costing 30.6 billion baht in total, for those with income earning of not over 30,000 baht per month.

The company will continue to join hands with strong partnership to raise the standard of living and move forward to develop quality projects together. To date, it has teamed up with Hankyu Hanshin Properties Corp to develop 66 property projects in total, worth 83 billion baht in value over past nine years.

Moreover, it will strengthen Sena Eco System to make it stronger with sustainability via customer-centric data center, service excellence, sustainable management, smart application to enable residents to live a "Life Simplified" life every day.

“As sustainable living leadership, we will develop innovation for sustainable residential. We will launch Sena Park Grand Ramindra KM.9), new detached house with solar roof and battery,” she said, adding that the company will continue to develop products and services to make sustainable living easier and possible for everyone.

“Sena is not only committed to growing the business to be financially strong for the organization’s stability, but we are also a real estate development company that prioritizes the environment, society and people’s quality of life. We aim to create homes, communities and societies that reduce carbon through innovation and tangible solutions,’’ she said.

She added: “What we are most proud of is not just building and selling houses, but also providing a ‘Decarbonized Lifestyle’ to residents. Just by living a normal life, we can participate in taking care of the world. This year, Sena aims to reduce carbon emissions by no less than 10,235 tons, equivalent to planting more than 1,020,000 trees. Income is important, but taking care of the world is equally important.”
